Media Release

Beginning January 2, 2020, the City of Hendersonville Building Department will be assuming electrical permitting and inspections from the State of Tennessee.  All electrical permits issued by the State of Tennessee prior to January 2, 2020 will be inspected through completion by the State of Tennessee electrical inspector.  For additional questions regarding State of Tennessee issued permits please call 615-822-4440, for questions regarding City of Hendersonville electrical permits and inspections, please call 615-822-3802.


 Building permits ensure work performed is safe and to the minimum requirements of the building codes.  When you sell your home and there has been work done such as an addition, patio cover, deck, remodel etc., the buyer will want to see the permits and final inspection for the work performed.  Also, the lending institution will want to see the same permits.   A certified inspector will inspect the work done and different stages to ensure compliance.  A building permit also helps keep your contractor honest.  If you have work performed without permits will your insurance cover damage done from that work?

The following items require a permit for residential:

  • New construction
  • Additions
  • Remodels
  • Foundation repairs
  • Repairs
  • Alterations
  • Demolishing
  • Moving a structure
  • Change occupancy use
  •  Erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical or plumbing system.

 The following items do not require a permit for residential:

  • One-story detached accessory structures, provided that the floor area does not exceed 200 square feet.
  •  Fences not over 7 feet high.
  •  Retaining walls that are not over 4 feet in height measured from the bottom of the footing to the top of the wall, unless supporting a surcharge.
  •  Water tanks supported directly upon grade if the capacity does not exceed 5,000 gallons, and ration of height to diameter or width does not exceed 2 to 1.
  • Sidewalks and driveways.
  • Painting, papering, tiling, carpeting, cabinets counter tops, and similar finish work.
  • Prefabricated swimming pools that are less than 24 inch deep.
  • Swings and other playground equipment.
  • Window awnings supported by an exterior wall that do not project more than 54 inches from the exterior wall and do not require additional supports.
  •  Decks not exceeding 200 square feet in area, that are not more than 30 inches above grad and any point, are not attached to dwelling and do not serve the exit door required by code.

  The following items require a permit for commercial:

 A permit is required to construct, enlarge, alter, repair, move, demolish or change the occupancy of a building or structure, or to  erect, install, enlarge, alter, repair, remove, convert or replace any electrical, gas, mechanical, or plumbing system, the installation of which is regulated by the cities adopted codes.
